The Cabin by the Lake part II Chapter 12

"Remember the real estate agent is coming today to take pictures and give us an estimate on our operation. You know that I am glad that we decided to keep the ranch in Christmas Valley. The new owners will just have to find a place of their own or lease ours," said Kyle.

Dennis grinned and said, "How can I forget, you tell me every day. Just kidding. I think I am more excited than you are. I just dread the thought of starting over again on our own. This place was all set up and ready to go. All we had to do was move in."

"Just think! It's challenges like this that keep us young," joked Kyle.

"Or lead us to an early grave. I just hope you are right and I am wrong."

After breakfast, Kyle and Dennis went to the barn to help Jerry and the boys finish the chores. They told Jerry that the real estate agent would be there at 10:00. "We were wondering if you could keep the boys occupied while we met with her?" asked Dennis.

"Sure not a problem. I didn't know that you were thinking of selling the Wilderness Experience," said Jerry'

"We started about the time that you came into our lives. We haven't said anything to anyone even our parents until we were sure that is what we wanted to do." said Kyle.

"May I sit in on the meeting. I have a ton of money just sitting and collecting a little interest. I could very easily become interested in becoming the new owner. If I don't, I know that Mom and Dad would be . They have told me several times that they wished they could find an operation like this one. I will just be a silent listener,"

"Not a problem, we can always send Mom and the boys on a short ride. They don`t know the word short, so we will lots of time," said Dennis.

Nancy, the real estate agent, arrived and they started the tour. She was very impressed with the size of log house with its view of the snow capped mountains and of Elk Lake. The yurts, cabins, Bed and Breakfast, the employee housing, the storage units for all the winter equipment, and the barn with all the animals were photographed. She had snapped enough pictures to fill an photo album. Nancy said that she would just put them on her web site.

Back in the house and over a cup of coffee and some homemade dessert, the group started to discuss business. "You know guys, you are sitting on a gold mine here. What actually goes with the operation?" asked Nancy.

"Actually, everything except the household furniture. If the new owners are interested, that can go, also. The cars are personal property but the other vehicles are owned by the Wilderness Experience," answered Dennis. "We do own a 200 irrigated acre ranch/farm in Christmas Valley that could go with this place, for an additional price of course."

"Are you willing to carry a contract?"

"Not really, I think that we would just keep the operation, if it comes to that. Any one who would want a contract, probably would not be an able to get other financing," said Kyle. "We are looking at another operation just north of Madras and we would need to sell this one before we could talk deal."

"As I said before this is a gold mine and I don't think there will be a problem selling the entire operation. What kind of price do you have in mind?" Nancy asked.

"Nancy, to be honest, we actually don't have one. So we are open to suggestions," Kyle replied.

"I have done some research on line to get some idea. There are just a few operations like this one in the state. I have looked at others in neighboring states trying to get something to compare and base my recommendations on. I came up with a figure that is just going to knock you right out of your socks and blow your mind. Are you ready for this?"

"I think we had better remain seated. Go ahead with your surprise!" exclaimed Dennis.

"I would say that you could easily get 5 to 6 million, I would go with 6 to 7 and if need be you could always come down. My commission will be 4 ½% which means you will be buying that new Corvette that I have been looking at!" laughed Nancy. "Do you want to list it under multiple listings?"

"No, I don't think so. We will just give you an exclusive listing. This way you will get your full share and won't have to split your commission with another agency."

"Thanks guys. I really appreciate that. If you would like, we can fill out some of the paper work today and get started."

"I will have to get in touch with my dad for his signature. I am not 21 even though I will be in two months and my share is held in trust for me but Dad has control of the trust until I reach 21. That is not a problem, He has told me that all of this is mine since I inherited it all from my mother and I can do with it as I see fit."

"Not a problem. I have the forms out in the car and will run out and get them." Nancy left to get them.

"Jerry, what do you think?" asked Dennis.

"Like I was expecting a much large figure. I think that the 5 mil Nancy gave you is way low, I know that I am definitely interested now. I'll give you 7.

"No, since you are a friend we'll take 6," offered Dennis.

"What do you say we split the difference, 6 3/4 ," countered Jerry.

"Ok, I can see that you have your mind made up and not interested in getting a real bargain,' said Dennis.

"I agree with Dennis," said Kyle.

"You two are no fun at all. I think I am getting a good deal and you are getting the shaft. I told you money was not a problem for me. Mom and Uncle Joe received a lot more than me in the settlement. I know Mom and Dad will want to go in with me. Could you give me a week. I want to go to their place and have a talk with them," Jerry explained.

"Not a problem. We are not in an hurry." reacted Dennis.

Nancy returned with the paper work. "Nancy, now it is your turn to be shocked. I think you need to have a seat. We just made a deal with Jerry to buy the place for cash. I bet you are glad that we signed a contract with you earlier. That means you will still get your corvette," Dennis said and laughed quietly.

"You knew about this all the time, I bet. What kind of deal did you make?"

"We agreed on 6 3/4 mil . All cash!" said Kyle. "Jerry wants to talk it over with his folks and would like a week to talk with them. We will come in tomorrow and get all the deeds, bill of sales and all the paper work that you need out of the safety deposit box. Then you can go ahead with all the paper work that you will have to do to complete the sale. What time would be convenient for you?" asked Dennis

"Let's say 11:00. Let me see if I have this straight, you dont want me to advertise and youll be in at the end of the week to complete the deal. Jerry, Can you come in tomorrow with Kyle and Dennis. You'll need to sign some papers and then again at the end of the week. Tomorrow you will have to officially make an offer in writing and I will present it to Kyle and Dennis for their acceptance or rejection. You will need to put down some earnest money. This can be for any amount. Just one of the many hoops you will have to jump through. So guys, I think I'll head back to Bend and get the ton and half of paperwork started.. I have a form in the car for the formal offer. Kyle and Dennis can help you fill it out."

Nancy returned and gave all the paperwork to the guys. "See all of you in the office at ll:00.

After Nancy was gone, Kyle, Dennis, and Jerry went into the kitchen and got a cup of coffee and a doughnut. "Jerry, are you absolutely sure you want to this. You know it is not to late to back out," inquired Dennis.

"Dennis, I have never been more positive about anything in my life before. This is one thing that I am doing by myself. Mom and Dad may want to come in with me and that will be fine also. I have never cared about anyone, even my own mother at times. I spent my life hating people and trying to make life miserable for them. Many have tried to change me but failed. You change my life when you gave me a black eye and fat lip. That is just what I needed. I wish I had met you ten years earlier. Thanks! Kyle, if you ever want to throw him out, I'll take him. I guess you know you two are super and I am proud to call you friends," said Jerry.

Dennis stated, "Jerry, why don't you call your parents and invite them out tomorrow for a barbeque dinner. I'll call Dad and Terry and invite them out also. At the same time, I'll have them meet us Nancy's office.."

"Dennis, We'll have to stop by Cosco and get a few things. We have to check with Mom and see what we'll need."

"You'll have to check with me about what?" asked Mom who had come into the kitchen un-noticed.

"Oh, Hi! We didn't hear you come in. What did you do with the boys, tie them to a tree and run off and leave them?" laughed Dennis.

"Naw, they are out in the barn taking care of Kelly Joe, Carrot and Mooch. Now what are you going to check with me about?" Kyle told Mom all that had happen while she and the boys were gone. "You are going to do what? I just can't believe it. I knew you two were cooking up something but I never expected something like this. I know two little boys who are going to be very upset," Mom said very much surprised."

"Yes, we know. We will tell the when they come in. They will be surprised but when they hear the whole story, they will be probably be happy. Mom, I am sure that you`ll be surprised also." Said Kyle.

The boys came in and Dennis said, "Guys, Kyle and I really have a surprise for you. We are going to sell Wilderness experience,"

"No! You can't! We love it here. We don't want to live in town." complained Joel.

Kyle told the whole story and then he said, "Boys, do you remember the man who sold you Carrot and Mooch?"

"Yes!"

"We are going to buy his ranch and turn it into a working dude ranch." Kyle said.

"I bet you can't guess who is buying our place! Any guesses?" asked Dennis.

"Grandpa and Granddad?" Joel said very weakly.

"Close but not correct. What about you, Mom?" asked Dennis.

"I don't have to guess. There is only one person in this room that is grinning like the Cheshire Cat and is just about ready to jump out of his skin. Congratulations, Jerry!" smiled Mom. "Jerry, I know that you will be very happy here. I may just quite my job and stay here with you."

Jeremy started crying, Mom just gathered him in her arms and smother him with kisses. "Honey, I was just kidding. I would never leave you."

Jeremy started running around the room yelling and was bouncing off all four walls. Joel joined him. In self defense, Jerry, Kyle. Dennis and Mom joined them.

"Jerry, if you would like to use the Den to make your calls, Kyle and I can go to the rec room to make ours," said Dennis.TBC
